Living in Fahid Island

Fahid Island is a new island community by Aldar, close to Saadiyat and Yas islands. It was launched in 2025 as a waterside wellness destination, planned with beaches, mangroves, walking and cycling routes, hotels and a school.

More than 6,000 homes are planned across the island. The first project, Fahid Beach Residences, was released first, with more phases following. Construction is underway and the first homes are expected to be handed over around 2029.

Aldar has said the island will have a long natural shoreline, protected mangroves, walking and cycling routes and a hotel led beach. Homes are planned in low and mid rise buildings to keep views open and the island green. As phases are released, more details on schools, shops and facilities will be shared.

Property types

Mostly apartments in low and mid rise beach and waterfront buildings, with more types planned in later phases. Everything is sold off plan.

Best for

Buyers planning a future beach home in Abu Dhabi, and investors with a long term view.

Prices in 2026

Launch and resale prices for 2026, based on developer price lists and early resales. Homes are still being built, so there is no rental market yet.

One bedroom

From around AED 3.5 million to buy

Two and three bedrooms

Around AED 5 million and up to buy

For investors

Fahid Island has drawn strong interest because Aldar has a good delivery record and the island sits between Saadiyat and Yas, two of the strongest markets in Abu Dhabi. Early buyers hope to benefit as the island takes shape.

It is a long term purchase. Handover is several years away, and prices at launch are already close to Yas Island levels. We look at your payment plan, the rules for selling before handover and how the price compares with ready homes nearby.

Early buyers usually pay in stages over the construction period. Make sure you understand the full payment schedule, the handover date and the rules for selling before completion. We compare the price per square foot with ready homes on Saadiyat and Yas so you can see the value clearly.

For families

The island is planned with families in mind, including beaches, parks and an international school. Until it is finished, families buying here are planning ahead, and they often compare it with ready homes on Saadiyat Island or Yas Island.

Families can look at the planned school and parks as each phase is released.

Getting around

Fahid Island will connect to the main highway network near Saadiyat and Yas. Abu Dhabi city centre and Zayed International Airport are both expected to be around 20 minutes away, and Dubai around an hour.

Nearby

The Louvre Abu Dhabi and the beaches of Saadiyat Island, and the theme parks and Yas Mall on Yas Island, are all close by.
