Saadiyat Island
Beaches, museums and premium homes in Abu Dhabi.

Living in Saadiyat Island
Saadiyat Island sits just off the coast of Abu Dhabi city, a short drive across the bridge from the centre. It is known for long natural beaches, protected dunes where turtles nest, and the Cultural District, home to the Louvre Abu Dhabi and a growing group of museums.

It is one of the most sought after addresses in the UAE, attracting families and buyers who want a calm beach lifestyle with culture, golf and good schools on the doorstep.

For investors
Saadiyat has led Abu Dhabi for price growth in recent years, helped by the museums, the beaches and limited land. Gross yields are moderate, usually around 3.5% to 4.5%, because prices are high.
Much of the new supply is off plan, with handovers spread over the next few years. We compare launch prices with ready homes on the island, check the payment plan and the developer record, and look at how similar homes have resold.
For families
Families come for the beaches, the parks and the schools. Cranleigh Abu Dhabi is on the island, and more schools are a short drive away in the city and on Al Reem Island. NYU Abu Dhabi also has its campus here. Families often compare Saadiyat with Yas Island.
Getting around
Saadiyat connects to the city by the Sheikh Khalifa Bin Zayed Highway. Abu Dhabi city centre is about 10 to 15 minutes away, Zayed International Airport about 25 minutes, Yas Island about 15 minutes and Dubai around an hour and 15 minutes. Most residents drive.
Nearby
The Louvre Abu Dhabi and the other museums of the Cultural District, Saadiyat Beach Golf Club and several beach hotels are on the island, with Mamsha Al Saadiyat offering cafés and shops. Al Reem Island and Yas Island are both close.
