Living in Al Raha Beach

Al Raha Beach is a waterfront community by Aldar, on the coast between Abu Dhabi city and Yas Island. It is made up of several neighbourhoods, including Al Bandar, Al Muneera, Al Zeina and Al Hadeel, set along canals, marinas and a stretch of beach.

Life here is relaxed, with promenades, cafés by the water and beach access for residents. It is popular with families and professionals who work near the airport, Yas Island or Khalifa City, and want a waterfront home without the busier feel of the city centre.

Promenades along the canals and the beach are popular for evening walks, and many apartments have views over the water.

For investors

Al Raha Beach usually returns around 5.5% to 6% gross. Demand comes from airport, aviation and Yas Island staff, as well as families who like the beach and the canals.

The community is largely complete, so there is little new supply inside it, which supports rents. Buildings vary in age and service charges, so we compare them before you buy.

For families

Families enjoy the beach, the promenades and the play areas. Schools are a short drive away in Khalifa City and on Yas Island, and the community is close to clinics and hospitals. Families also compare it with Yas Island.

Getting around

Al Raha Beach sits on the main highway between Abu Dhabi and Dubai. Zayed International Airport is about 5 to 10 minutes away, Yas Island about 5 minutes, Abu Dhabi city centre about 25 minutes and Dubai around an hour.

Taxis are easy to find, and buses connect the community to Yas Island and the city centre. Traffic on the main highway towards the city can be slow in the morning.

Nearby

Cafés and restaurants line the marina at Al Bandar and Al Muneera, and Yas Mall is about 10 minutes away. Yas Island is next door, and Saadiyat Island is about 20 minutes away.

Districts in Al Raha Beach

Al Raha Beach was built by Aldar along the water between Abu Dhabi city and Yas Island, and it is really a group of smaller districts. Al Bandar has apartments set around a marina with about 130 berths and a promenade of cafés and restaurants. Al Muneera and Al Zeina sit on the beach side and mix apartments, townhouses and villas, with a private beach for residents. Al Hadeel is a smaller district of apartments and townhouses close to the Al Bandar promenade, and Al Raha Lofts has loft style apartments looking over the canal.

Yas Island is right across the water, and Zayed International Airport is about 10 minutes away by car. Dubai Marina is roughly an hour away along the E11 outside rush hour, which is why some people working in Dubai still choose to live here.
