Living in Pearl Jumeirah

Pearl Jumeirah is a private peninsula off the coast of Jumeirah 1, close to La Mer and Jumeirah Bay Island. It is planned as a gated community of large beachfront villas built on private plots, alongside the Nikki Beach Resort and its residences.

Much of the peninsula is still being built, as owners develop their own custom homes. When complete, it will offer beach living, privacy and views back to the city skyline, only minutes from Downtown and City Walk.

Plots on the peninsula are large, and villas are designed by their owners within the master plan rules, so homes differ in style and size. The beach runs around the edge of the peninsula, and the gated entrance keeps traffic and visitors to a minimum. When finished, it will be one of the most private places to live close to the city centre.

Property types

Large custom villas on private plots, plus apartments and villas at Nikki Beach Residences. Many villas are still under construction.

Best for

Buyers who want to build or own a custom beach villa close to the city centre.

Prices in 2026

Typical ranges for 2026, based on Dubai Land Department transactions and listing reports. Few homes are complete, so prices depend a lot on the plot, the size and the stage of building.

Nikki Beach residence

Around AED 3 to 8 million to buy

Villa or villa plot

Around AED 25 to 60 million to buy

For investors

Pearl Jumeirah appeals to buyers looking for one of a few remaining beachfront villa sites near the centre of Dubai. Supply is fixed, and beachfront villa values across the city have risen strongly.

Building a custom villa takes time and money, and costs can change. We help you check the plot, the building rules and the likely total cost, and compare it with finished villas elsewhere.

Buying a plot means you will also manage design, approvals and construction, which can take several years. Building costs, contractor quality and approvals all affect the final value. Completed villas on the peninsula rarely come to market, so when they do, they draw strong interest from high net worth buyers. We help you compare buying a plot with buying a finished home.

For families

When complete, the peninsula will suit families who want a private beach home. Schools are a short drive away in Jumeirah, Al Safa and Umm Suqeim.

Families can enjoy the private beach and quiet streets once the villas are complete.

Getting around

Pearl Jumeirah connects to Jumeirah Beach Road. Downtown Dubai is about 10 to 15 minutes away, Dubai International Airport about 20 minutes and Dubai Marina about 25 minutes.

Nearby

La Mer, City Walk and the beaches of Jumeirah are close by. Jumeirah Bay Island, Port de La Mer and Jumeirah 1 are next door.
