Jumeirah Bay Island
An exclusive island of Bulgari residences and private villas.

Living in Jumeirah Bay Island
Jumeirah Bay Island is a small, private island shaped like a seahorse, just off the coast of Jumeirah and linked to the mainland by a bridge. Developed by Meraas, it is one of the most exclusive addresses in Dubai, home to the Bulgari Resort, the Bulgari Residences and a limited number of private villas.
Life here is quiet, secure and very private. Residents have access to the resort, a yacht club, beaches and some of the best restaurants in the city, while Downtown and the airport are a short drive away. New projects on the island, such as the Bulgari Lighthouse, are adding a small number of homes.
The island is landscaped with gardens and palm lined paths, and its marina hosts some of the largest private yachts in Dubai. Access is controlled at the bridge, which adds to the sense of privacy.
Property types
Apartments and penthouses in the Bulgari Residences, plus large private villas and villa plots. Some new homes are still being built.
Best for
High net worth buyers looking for privacy, prestige and a beach address close to the city.
Prices in 2026
Typical ranges for 2026, based on Dubai Land Department transactions and listing reports. Very few homes change hands each year, and prices vary widely from one home to the next.
Bulgari apartment
Around AED 10 to 40 million to buy
Villa or villa plot
Around AED 80 million and up to buy
Homes here are rarely offered for rent, so we share rental guidance case by case.
For investors
Jumeirah Bay Island is about long term value and rarity rather than yield. With a fixed number of plots and residences on the island, values have climbed strongly in recent years, and some of the highest prices per square foot in Dubai have been recorded here.
Because so few homes trade, every purchase needs careful checking. We look at recent sales on the island, compare with beachfront villas on Palm Jumeirah and review the building and service costs before you commit.
For families
Families who live here enjoy privacy, beaches and resort facilities. Well known schools are a short drive away in Jumeirah, Umm Suqeim and Al Safa, and the city centre is close by.
Children can enjoy the beach and the resort facilities in a very safe setting.
Getting around
A bridge connects the island to Jumeirah Beach Road. Downtown Dubai is about 15 minutes away, Dubai International Airport about 20 minutes and Dubai Marina about 25 minutes.
Taxis and private drivers wait at the resort entrance, and the island is only a few minutes from La Mer and City Walk.
Nearby
La Mer, City Walk and Box Park are a few minutes away, and the Bulgari Resort has its own restaurants and spa. Pearl Jumeirah, Port de La Mer and City Walk are close by.
