Motor City
Calm low rise apartments and family villas by the Autodrome.

Living in Motor City
Motor City is a well established community on Sheikh Mohammed Bin Zayed Road, developed by Union Properties around the Dubai Autodrome racing circuit. Despite the name, daily life here is calm. Low rise apartment buildings in Uptown Motor City sit around landscaped courtyards and a small shopping street.
On the other side, Green Community Motor City offers villas and townhouses on tree lined streets with a lot of green space. The mix makes Motor City popular with couples and families who want a settled, friendly neighbourhood with schools and shops close by.
Property types
Studios to three bedroom apartments in low rise buildings, plus three to five bedroom townhouses and villas in Green Community Motor City.
Best for
Families and couples who want a quiet community, and investors looking for steady tenants.

For investors
Apartments in Motor City usually return around 6.5% to 7.5% gross. Tenants tend to stay longer than in busier areas because of the low rise buildings, the schools and the community feel, which keeps vacancy low.
There is very little new supply inside the community, which supports prices. Older buildings can have higher maintenance needs, so we check the service charge history and the state of the building before you buy. Villas in Green Community give lower yields but have been in strong demand.
For families
Motor City works well for families. GEMS Metropole School is inside the community, and Victory Heights Primary, GEMS United and other schools are next door in Dubai Sports City. Nurseries, parks and pools are spread across both the apartment and villa sides.
Getting around
Motor City has three exits onto Sheikh Mohammed Bin Zayed Road and easy access to Hessa Street. Dubai Marina and JLT are about 20 minutes away, Downtown Dubai about 25 minutes and both airports about 25 to 30 minutes. There is no metro, so most residents drive.
Nearby
First Avenue Mall and the shops along Uptown Motor City cover daily needs, and Mall of the Emirates is about 15 minutes away. The Dubai Autodrome hosts races, karting and driving experiences. Dubai Sports City, Arabian Ranches and DAMAC Hills are all close.
