Living in Dubai Sports City

Dubai Sports City is a large community in Dubailand built around sport. It is home to the Dubai International Cricket Stadium, the ICC Academy and The Els Club golf course, and its apartment buildings sit around a canal and a long jogging track.

The apartment side is one of the more affordable places to live in the newer part of Dubai, popular with young professionals and couples. Next door, Victory Heights is a gated neighbourhood of large villas set along the golf course, with a quieter and more family focused feel.

Property types

Studios to three bedroom apartments in mid and high rise buildings, plus four to six bedroom villas in Victory Heights. Some new apartment projects are still being built.

Best for

Renters and investors looking for value, sports lovers, and families who want a villa on a golf course.

For investors

Apartments in Dubai Sports City usually return around 7% to 8% gross, among the highest in Dubai. Low entry prices and steady demand from tenants who want a quiet area close to Al Barsha and the Marina keep vacancies short.

Older buildings can carry higher service charges and need more maintenance, so the building matters. Victory Heights villas are a different market, with lower yields of around 4% to 5% but strong demand from families and limited supply on the golf course.

For families

Families like the open spaces, the sports academies and the golf club. Victory Heights Primary School is inside the community, and GEMS Metropole and other schools are a few minutes away in Motor City. Families in apartments often move up to a villa in Victory Heights or nearby DAMAC Hills.

Getting around

Dubai Sports City sits between Sheikh Mohammed Bin Zayed Road and Hessa Street. Dubai Marina is about 20 minutes away, Mall of the Emirates about 15 minutes, Downtown Dubai about 25 minutes and Al Maktoum International Airport about 30 minutes. There is no metro, though buses connect to the Dubai Internet City station.

Nearby

Supermarkets, cafés and clinics sit along the canal side buildings, and City Centre Me'aisem and First Avenue Mall are about 10 minutes away. Motor City, JVC and Arjan are next door.
