Living in Expo City Dubai

Expo City Dubai is the new city built on the site of Expo 2020, in the south of Dubai. Many of the pavilions and public spaces were kept, including the Al Wasl dome, and the site has become a mix of homes, offices, parks, museums and event spaces with a strong focus on sustainability.

The first homes, Mangrove Residences and Sky Residences, are finished and lived in, and new villa neighbourhoods such as Expo Valley are being built. Streets are walkable and car light, with shaded paths, parks and a metro station on the edge of the site.

Property types

One to three bedroom apartments in completed buildings, plus villas and townhouses in newer neighbourhoods that are still being built.

Best for

Buyers who want a modern, walkable community, and people who work in Expo City or near Al Maktoum Airport.

For investors

Expo City Dubai has seen strong interest since the first homes were launched, with resale activity rising in 2026. Prices per square foot are higher than in Dubai South, reflecting the quality of the master plan and the facilities.

Rental yields on the completed apartments are usually around 4.5% to 5.5% gross. The area is still developing, so we look at handover dates, payment plans and recent resales before you commit.

For families

Families like the parks, the play areas and the car light streets, as well as the museums and events on site. Schools are a short drive away in Dubai South, Jebel Ali and Al Furjan, and more are planned as the city grows.

Getting around

The Expo City station on the Red Line sits at the edge of the site, linking to the Marina, Media City and Downtown. By car, Sheikh Mohammed Bin Zayed Road and Emirates Road are close. Dubai Marina is about 20 minutes away, Downtown Dubai about 35 minutes and Al Maktoum International Airport about 10 minutes.

Nearby

Al Wasl Plaza, the Terra and Alif museums, parks and restaurants are inside Expo City. Ibn Battuta Mall is about 15 minutes away. Dubai South, Emaar South and Al Furjan are all nearby.
