Living in Dubai Silicon Oasis

Dubai Silicon Oasis, usually called DSO, is a technology park and residential community on the Dubai Al Ain Road, close to Academic City and International City. It was planned as a place where people could live near their work, so offices, homes, schools and universities sit side by side.

Most residents live in mid rise apartment buildings, and there are also gated villa clusters such as Cedre Villas. The area is green and orderly, with wide roads, parks and plenty of parking, and it is popular with professionals, students and families who want good value on the eastern side of the city.

Property types

Studios to three bedroom apartments, plus townhouses and villas in gated clusters. A few new apartment projects are being added.

Best for

Renters and buyers on a budget, people working in DSO or Academic City, and investors looking for steady yields.

Prices can differ by 20% or more between buildings, so the building matters a lot. Service charges are moderate at around AED 10 to 16 per sq ft a year. We compare recent rents and sales in each building before you buy.

For families

Families are well served. GEMS Wellington Academy Silicon Oasis is inside the community, and more schools are a short drive away in Mirdif, Academic City and Dubailand. There are parks, playgrounds and clinics across the area. For a bigger villa, families often look at Arabian Ranches or The Valley.

Getting around

DSO sits where the Dubai Al Ain Road meets Sheikh Mohammed Bin Zayed Road, so most of the city is within easy reach by car. Downtown Dubai is about 20 minutes away, Dubai International Airport about 15 minutes and Dubai Marina about 35 minutes. There is no metro today, though the new Blue Line now being built is planned to serve the area.
