Dubai Maritime City
A new waterfront peninsula of towers near Port Rashid.

Living in Dubai Maritime City
Dubai Maritime City is a man made peninsula between Port Rashid and the Dubai Drydocks, close to Jumeirah and Bur Dubai. Originally planned for marine businesses, it is now being turned into a waterfront district of residential towers with sea and skyline views.
A small number of buildings are finished, but most residential projects are still under construction. Buyers are drawn by the sea views and the central location, at prices below the more established waterfront areas.
The peninsula has sea on three sides, so many new towers offer open water views towards the Palm, Jumeirah and the Burj Khalifa. Promenades, shops and restaurants are planned along the waterfront as buildings are completed, and the old city, Jumeirah beaches and La Mer are all within a short drive.
Property types
Studios to four bedroom apartments in new waterfront towers. Most homes are being sold off plan.
Best for
Off plan buyers looking for a central waterfront apartment, and investors with a long term view.
Prices in 2026
Launch and resale prices for 2026, based on Dubai Land Department transactions and developer price lists. Very few homes are complete, so there is no settled rental market yet.
One bedroom
Around AED 1.4 to 2.2 million to buy
Two bedrooms
Around AED 2.2 to 3.5 million to buy
Three bedrooms
Around AED 3.5 to 5.5 million to buy
For investors
Maritime City offers sea views and a central location at lower prices than Dubai Harbour or Dubai Marina, which has made it popular with off plan buyers.
Many towers will be handed over in the same few years, so competition for tenants and buyers will be high at first. We check the developer, the escrow account, the payment plan and the handover date for every project.
Off plan buyers usually pay in stages during construction. Check the full payment schedule, the handover date and how many other towers will complete in the same period. Buildings with direct sea views and good facilities are likely to rent and resell best once finished.
For families
Once finished, the waterfront promenades and parks should suit families. Schools are a short drive away in Jumeirah, Karama and Al Satwa.
Families planning ahead often compare it with ready waterfront homes in Jumeirah and Dubai Harbour.
Getting around
The peninsula connects to Sheikh Rashid Road and Jumeirah. Downtown Dubai is about 10 to 15 minutes away, Dubai International Airport about 15 minutes and Dubai Marina about 25 minutes.
Nearby
Jumeirah beaches, La Mer, the old souks and the QE2 at Mina Rashid are all close. Rashid Yachts and Marina is next door, and Jumeirah 1 is a few minutes away.
