Living in Dubai Harbour

Dubai Harbour is a waterfront district between Dubai Marina and Palm Jumeirah, built around one of the largest marinas in the region and the city's cruise terminal. It includes Emaar Beachfront, a cluster of beach towers with a private beach, as well as newer residential towers by developers such as Sobha.

Life here is centred on the sea. Residents look out over the yachts, the Palm and Ain Dubai on Bluewaters, and the beach is a short walk from many buildings. The district is still growing, so some parts are finished and lived in while others are under construction.

Property types

One to four bedroom apartments and penthouses in high rise towers, many with sea views. Several new towers are being built and sold off plan.

Best for

Buyers who want a new beach or marina apartment, and investors looking at prime waterfront property.

Prices and rents in 2026

Typical ranges for 2026, based on Dubai Land Department transactions and listing reports. Rents are for completed towers. Prices are often above AED 3,000 per sq ft, and full sea views add a large premium.

One bedroom

Around AED 2.3 to 3.5 million to buy
AED 140,000 to 190,000 a year to rent

Two bedrooms

Around AED 3.5 to 5.5 million to buy
AED 200,000 to 280,000 a year to rent

Three bedrooms

Around AED 6 to 9 million to buy
AED 300,000 to 420,000 a year to rent

For investors

Dubai Harbour attracts strong demand from buyers and tenants who want new homes on the water. Gross yields are usually around 5% to 6%, and short stay rentals can perform well in the busier months, subject to the building rules.

Prices per square foot are among the highest in Dubai, and some towers saw prices soften in 2026 after a fast run. Many new towers will be handed over in the next few years, which adds supply. We compare off plan prices with completed towers nearby so you can judge the value.

For families

Families enjoy the beach, the promenades and the marina walks. Schools are a short drive away in Al Sufouh, Emirates Hills and Dubai Marina, including well known British and American schools. Larger families often compare it with villas on Palm Jumeirah.

Getting around

Dubai Harbour connects directly to Sheikh Zayed Road and to the Palm. Dubai Marina is about 5 minutes away, Downtown Dubai about 25 minutes and Dubai International Airport about 35 minutes. The Palm Jumeirah monorail and the Red Line metro stations in the Marina are a short drive away.

Nearby

Dubai Marina Mall and the restaurants of JBR and Bluewaters are close by, and the district has its own yacht club and cruise terminal. Emaar Beachfront, Bluewaters Island and Dubai Marina are all within a few minutes.

Main towers and projects

Dubai Harbour sits where Palm Jumeirah meets Bluewaters Island, in the area once known as Mina Al Seyahi. Most of the homes here are in Emaar Beachfront, a private island of around 27 towers with its own beach of about 1.5 km. Tower names you will see in listings include Sunrise Bay, Grand Bleu Tower, Marina Vista, South Beach and Beach Isle.

Around the marina there are newer launches too, such as Sobha SeaHaven. The district also has a large yacht marina, a cruise terminal and a yacht club, which is a big part of why owners choose it.

One thing to check before you buy: the view. A full sea view toward the Palm or the open Gulf usually sells and rents for a lot more than a view of the marina or the next tower.
