Dubai Healthcare City
Central apartments in Dubai's medical free zone.

Living in Dubai Healthcare City
Dubai Healthcare City is a free zone for hospitals, clinics, medical schools and wellness businesses. It is split into two parts. The first is in Oud Metha near Wafi, and the second stretches along Dubai Creek next to Al Jaddaf, where most of the residential buildings are.
Living here suits doctors, nurses and other professionals who work in the zone, as well as anyone who wants a central apartment near the creek, the metro and the airport at prices below Business Bay or Downtown.
The residential part along the creek has newer buildings with pools, gyms and views across the water towards Dubai Festival City and Business Bay. Hospitals and clinics in the zone mean many residents can walk or drive a few minutes to work. Evenings are quiet, with the creek promenade and Al Jaddaf Waterfront close by for walks.

Dubai Healthcare City usually returns around 7% gross. Tenant demand from hospital staff and nearby workers is steady, and the location is very central.
We compare buildings in the zone with nearby Al Jaddaf, where prices and views are similar, before you buy.
Hospital staff, medical students and professionals working in nearby offices give steady rental demand all year. Units with creek views and those close to the metro tend to rent fastest. Check which phase the building is in, since prices and service charges can differ between the Oud Metha side and the creek side.
