Jumeirah Village Triangle (JVT)
Spacious villas and townhouses near JVC.

Living in JVT
Jumeirah Village Triangle, known as JVT, is a Nakheel community next to JVC, between Sheikh Mohammed Bin Zayed Road and Al Khail Road. It is made up of nine districts, mostly villas and townhouses on wide, quiet streets, with parks and a few small shopping areas.
JVT is calmer and greener than its busier neighbour JVC. The older Mediterranean and Arabic style villas sit on generous plots, and many owners have renovated them over the years. Newer apartment buildings have been added along the edges, giving more choice for people who want to live in the area without buying a villa.
Property types
Two to five bedroom townhouses and villas, plus studios to three bedroom apartments in newer buildings.
Best for
Families who want a villa with a garden at a more reachable price than the coast, and buyers planning to renovate.

For investors
JVT has become one of the stronger villa markets in Dubai, because it offers space and gardens close to the Marina at lower prices than Jumeirah Park or The Springs. Townhouses usually return around 5% to 5.5% gross, and villas around 4% to 4.5%.
Many buyers add value by renovating older villas, so the condition of the home makes a big difference to both price and rent. Apartments here give higher yields of around 6% to 7%. We look at recent sales street by street and help you judge what a renovation could add.
For families
Families are the main residents. Sunmarke School and Arcadia School are inside the community, and there are nurseries and parks in most districts. More schools are a short drive away in JVC, Al Barsha South and Emirates Hills.
Getting around
JVT sits between Sheikh Mohammed Bin Zayed Road and Al Khail Road, so getting around by car is easy. Dubai Marina is about 15 minutes away, Downtown Dubai about 25 minutes and Dubai International Airport about 30 minutes. There is no metro, and most residents drive.
