Arjan
Newer apartment buildings beside Miracle Garden.

Living in Arjan
Arjan is a fast growing neighbourhood in Dubailand, off Umm Suqeim Road and Sheikh Mohammed Bin Zayed Road. It is part of the Dubai Holding master plan and sits right beside two of the city's best known attractions, Dubai Miracle Garden and Dubai Butterfly Garden.
Most of the area is made up of mid rise apartment buildings, many of them completed in the last few years by developers such as Samana, Binghatti and Vincitore. Buildings often come with rooftop or resort style pools, gyms and shops on the ground floor. It appeals to people who want a modern apartment at a lower price than the older central areas, with quick access to Al Barsha and Dubai Hills.
Property types
Studios, one and two bedroom apartments, plus some larger units and penthouses. Several new buildings are still being completed.
Best for
First time buyers, young professionals and investors looking for newer apartments with good rental returns.

For investors
Arjan usually returns around 6.5% to 7.5% gross on studios and one bedrooms, which is among the better yields for newer stock in Dubai. Tenants like the modern buildings, the pools and the short drive to Al Barsha, Mall of the Emirates and Dubai Hills.
The main thing to watch is supply. Many buildings are being completed at the same time, so landlords compete for tenants and rent growth can slow. Buildings with a strong developer, sensible service charges and good layouts tend to rent fastest. We compare buildings side by side before you buy.
For families
Families are well served for schools nearby. Safa Community School and Nord Anglia International School are within a few minutes, and there are more options in Al Barsha South and JVC. Mediclinic Parkview Hospital sits on the edge of the community. Most homes are apartments, so families wanting a garden often look at Al Furjan or Arabian Ranches.
Getting around
Arjan has quick access to Umm Suqeim Road, Al Khail Road and Sheikh Mohammed Bin Zayed Road. Dubai Marina is around 18 minutes away, Downtown Dubai around 25 minutes and Dubai International Airport about 30 minutes. Nearby
Dubai Miracle Garden and the Butterfly Garden are on the doorstep, and Mall of the Emirates and Dubai Hills Mall are both about 15 minutes away. Supermarkets, cafés and clinics are spread through the ground floors of the buildings. Dubai Hills Estate, JVC and Al Barsha South are close by.
